How much does a home remodel cost in San Francisco?

Construction costs in San Francisco vary widely depending on the scope of work, existing conditions, structural requirements, excavation, permitting, and finish level.

For that reason, we typically look at a project by scope first, using comparable recent projects to establish an early ballpark. Cost per square foot can be a helpful secondary check, but it is not always a reliable way to predict the cost of a renovation.

A relatively small project involving kitchens, bathrooms, structural work, stairs, or excavation can have a high cost per square foot, while a larger whole-home project may have a lower average cost per square foot if portions of the existing home receive limited work.

Construction

Construction costs vary based on project size, scope, complexity, and existing conditions. Structural work, excavation, foundation work, additions, utility upgrades, difficult site access, and exterior changes can all materially affect cost.

Full Kitchen Remodel

Approximately $150,000–$200,000+

A substantial kitchen remodel may include new cabinetry, countertops, flooring, electrical and plumbing work, lighting, drywall and painting, and minor structural changes.

Projects involving significant wall removal, specialty windows or doors, extensive custom cabinetry, adjacent-space remodeling, or high-end stone can exceed this range.

Full Bathroom Remodel

Approximately $80,000–$100,000+

Cost depends on layout changes, plumbing relocation, tile and stone, cabinetry, fixtures, windows, waterproofing, and finish level.

Basement or Garage Remodel / New Lower-Level Living Space

Approximately $400,000–$650,000+

This may include a new bedroom or primary suite, bathroom, laundry, living space, or ADU.

Projects involving excavation, underpinning, new foundations or slabs, new stairs, major utility upgrades, or significant structural work can exceed this range.

Projects that combine a substantial renovation of the existing home with a horizontal or vertical addition typically involve significant structural, architectural, mechanical, and exterior work.

The overall cost depends heavily on the size and complexity of the addition, the amount of existing space being remodeled, foundation conditions, and finish level.

Cost Per Square Foot

Cost per square foot can be useful as a secondary planning tool, but we do not recommend using it as the primary way to estimate a San Francisco renovation.

Renovation costs vary significantly depending on how much work is concentrated within each area of the home. Kitchens, bathrooms, stairs, structural work, excavation, and additions are much more expensive per square foot than areas receiving simpler finish upgrades.

When enough project information is available, we prefer to develop an early ballpark based on scope and comparable projects, and then use square-foot costs as a reasonableness check.

Design

Design fees vary based on project size, permitting complexity, and the level of architectural and interior design support required.

For most projects, design fees typically range from approximately 10–18% of construction costs. Smaller or design-intensive projects may represent a higher percentage, while larger projects often represent a lower percentage of the overall construction cost.

For projects requiring extensive finish, fixture, cabinetry, lighting, tile, and material selections, we typically recommend incorporating full interior design into the overall design scope. This provides a more comprehensive level of service and allows the architectural and interior design to be developed together.

Once we understand your project scope and the level of design support required, we provide a design proposal based on the anticipated work rather than relying solely on a percentage formula.

What is not included in these examples?

Every project is different. Early cost ranges may not include items that cannot yet be reasonably established, such as:

  • Major excavation or unknown foundation conditions

  • Unforeseen structural work

  • Engineering and specialty consultant fees

  • Permit and city fees

  • Owner-requested scope changes

  • Certain owner-supplied fixtures, appliances, cabinetry, or specialty finishes
